Hello Neighbors,
We hope everyone is starting off the new year with no goals and new possibilities to better your lives and the lives of those around you. The Board continues to be proactive in trying to set the pace for a great 2016 continuing some improvements and some needed reserve items attended to. We hope the website continues to give the neighborhood viable information on anything affecting The Oasis. Have a great year everyone and we plan on continue to serve the community to the best of our ability within our fiduciary protocols.
The neighborhood is currently under review for landscape companies. We have had Somerset for close to 15 years now and we think the neighborhood is being maintained very nicely. The last time the neighborhood was bid out for comparison was 2009 so we felt it was appropriate to see what is currently out there from all aspects of management and technology to improve the efficiency of the neighborhood common areas. There have been many advancements in technology to track and monitor a community that we would like to understand the cost to protect the longterm investment that is our community. We are also hoping to achieve better strategy in regards to the reserve budget for ongoing upkeep of the community. The other goal is to find an all-inclusive situation that will handle our now mature community more proactively. We will be re-bidding our current company and two new potential vendors for this process. (This would possibly include regular landscape, irrigation, large tree trimming, lighting, palm trimming into the same contract instead of constantly bidding out these as separate engagements)
We did not hear back from anyone in the community about any thoughts of spending community monies on any specific areas. We are still going to attempt to receive some grant money from the City of Tempe to enhance a few areas that we think could use the most attention. The Boards current thoughts are to upgrade our lighting at the entrance waterfalls and medians at the entrances. In an effort to go green switching to more efficient LED’s could provide a more uniform lighting at cheaper operating costs after the initial expense. Depending on the dollars available we may also consider trying to get some more gravel and/or some block wall repair.
If you don’t already have your dues being deducted from your checking account monthly, you should! Here is why. It costs the community $1300/year to mail out the coupon books for those of you that don’t have an automatic debit setup. Keep in mind this is not using Bill pay online either. Using Bill pay online through your bank account is not the same as a direct ACH debit from your account so you would still be required to receive a coupon book. There is a large majority of the community that still receives a coupon book so setting this up through Kinney Management would be greatly appreciated if you do not do so already. Adjustments are made automatically and is effortless to you as the resident! Help save the community easy money that could be put to better use!
We are starting to put the plans together for the 2016 community picnic. We have had great success the past few years and hope for another 100+ attendees this year. In a later post I will put together a signup sheet as we have done in the past but for now just mark your calendars!
Well, the City of Tempe was unwilling to budge in our protest for a stoplight on Shutterfly Way/Elliot Road. The interesting piece is that the information they sent in response seems to make the case that you should not put a stoplight in if possible. My personal opinion is that since Wentworth Properties is paying for the stoplight the City will do everything they can to make it happen. We have currently at least resolved delaying the install of the light until the commercial property gets much further along in development. If you have personal concerns you may reach directly out to the city with your concerns to Julian_Dresang@tempe.gov who is the contact we have been advised to reach out to regarding this issue.

If we are able to get Grant Money, may I suggest: regarding the entrance into the Oasis from Elliot: the southwest corner is bare/looks bad. Is it possible to landscape that area and/or put something in that area?
