Oasis Annual HOA Meeting

Hello Neighbors,

I hope everyone is having a good time as the weather starts to cool down and get into the great months of Arizona ahead.  Monsoon season was pretty mild this year so hopefully everyone faired well without any major issues.  Last week we had the Annual meeting over at Marcos High School.  A quorum was met prior to the meeting so thank you all that sent in your ballets or come to the meeting.

Before jumping into the re-cap of the meeting I would like to take a moment to acknowledge a beloved woman who has been a part of our community since the beginning.  Kathleen (Kathy) Russo passed away last week.  Many of you know that Bob and Kathy have been a significant part of our community over the years and we just want to let the family know our hearts go out to them.

Presidents Report

  1. Welcome
    1. 2016 has been another productive year for the HOA Board. We have accomplished many new projects and continue to better the process and routine of the community to ensure long term success in a beautiful vibrant community and maintain strong real estate values.
  2. Education
    1. Budget – (3) Components to Community
      1. Operating
        1. Used for ongoing cash flows and maintenance of community property. Includes landscaping grounds crew, management company operations, and other reoccurring needs of the community.
      2. Reserves
        1. Long-term monies built up and designated for repair or replacement of community property from age/wear and tear. Examples of this include block walls, lake drudging, and bench replacement.
  • Capital Improvement
    1. Monies designated for improvements to the community grounds. When the board deems appropriate to build or add something new to the property it would come from this account.
  1. Landscaping Crew
    1. Responsible for routine landscaping of common area, keeping the lake pathways clear, irrigation control/repair, pruning of bushes and under 7 foot tree trimming.
    2. New Contract (Inclusive)
      1. Lighting
      2. Canal
      3. Tree Trimming
      4. Future Rock (Every 5) (Additional Cost)
    3. Kinney Management
      1. All billing and account management (Accounting/Taxes/SOS)
      2. Working with vendors & bidding process
  • Organizing Board meetings
  1. Record Keeping/Meeting minutes
  2. Violation Reporting
  3. Homeowner contact
  1. Lake Maintenance Crew
    1. Weekly lake/fountain cleaning
    2. Weekly lake monitoring and recording of data
  • Recommendations for ideal ecosystem
  1. 2016 Survey Results
    1. Wall Opening – 65/35 Split to Keep wall closed
    2. Picnic was a success even in the rain!
  2. HOA Projects of 2016
    1. Rake and Rock
    2. No Fishing Signs
    3. Curb/sidewalk Repair
    4. Pump replacements
    5. Continued to develop long term routine strategy
    6. Added Fish to the Lake
    7. Switched Insurance Carriers and saved around $1,000
    8. Access to SRP Inflow from Canal
  3. Moving Forward 2017
    1. Finish rake and rock project to update stone in the final areas of the community
    2. Continue to refine routines and have a “well oiled” process in place for all of the ongoing items
    3. Increase dues $2 to accommodate increased long term reserves need as well as increased operating costs to maintain the community.

 

More to come but thank you to all that take a proactive interest in serving the community and to my fellow Board members and Debbie T. for all of the hard work and effort they put into preserving this wonderful community!

 

It has been great to see people utilize the website to submit questions or notify the management of any questions/comments/concerns. It certainly helps us be more knowledgeable in the community as items are brought to our attention.

Open Session

  • The community is looking into new/updated color schemes to update the pallet for the community exteriors.
  • Adding a section on the “Architectural Submittal form” stating the process for follow-up
  • Tempe City Hall Meeting on November 10, 2016
  • Community is in a healthy financial position
