Hello Neighbors,
Another beautiful month has gone by and the flowers will soon be in bloom! It seems like we have had a nice amount of rain this year which is great for the community unless we have a big windstorm to follow! We hope everyone is having a great winter and spring is just around the corner on March 20th even though us Arizonians seem to always be in the nice weather! Everything seems to be running smooth and the neighborhood continues to thrive both financially and ascetically so we are looking forward to another great year.
There was a meeting held on February 14th and an attendance of about 12-15 homeowners. Also in attendance was Matt from Wentworth and Rob who represents the planning side. Shutterfly has a night use permit which will expired at the end of February. Shutterfly does not intend to renew the permit. Therefore no truck deliveries will be allowed between the hours of 10pm and 6am. Shutterfly will make a public announcement of their revocation. They will also leave the signage up, continuing to make this a traffic violation from the City. In order to assist homeowners who want to keep a log of complaints, I have set up an online form through the website for homeowners to report violations AFTER they report them to the police first. All violations by trucks will have to be for those that drive past the retail area. Wentworth has also agreed that at the next City Board of Adjustment Meeting, they will propose putting a sign on Elliot or as you enter Shutterfly Way. The form is on the main page of the website and is live now for any tracking/logging of data for anyone’s future use upon request.
The committee has met and started the groundwork for updating our Architectural Guidelines. One of the more immediate updates will be the submittal form found online requiring a bit more detail of work to make sure the continued upgrades proposed in this community conform with our standards and keep the community looking fresh! More detail to come on this as more information is made available to the board.
Now that we are under a full contract with Somerset including the tree maintenance, lighting, canal trimming, etc we have asked the department managers to the next meeting as a few homeowners and the board have brought up a few comments regarding watering, tree trimming, and online portals for the management of the community. We would like to see the inventory of trees, client portal, and some additional watering tasks visited at the next meeting.
As many of you are aware we are updating the roofing colors for the community as we have now surpassed 20 years and some folks have requests new ones. Note that ceramic tile will typically last close to 50 years but most homeowners are not aware that the underlayment is probably getting close to repair/replacement now that we are over 20 years. Roofing companies can usually come in and remove your current tile and replace the underlayment and then put your previous tile back on the house. This is usually cheaper than getting all new tile but the difficulty can be color matching any broken tiles. We are trying to simplify the new tiles to only a few colors to not create many variations throughout the community and be neutral colors to go with various paint schemes. Stay tuned for the new approved colors if you are considering updating yours.
