Hello Neighbors,
I hope everyone is doing well and staying cool during the wonderful Arizona summers! Make sure you are getting plenty of water and be aware of kids and pets in this heat especially! Everything is running smooth on the board side so I will run through some of the usual updates…
Trees
We have completed the planting of another 40 trees along the East wall of the community to spruce up the islands along the road and create a tree barrier to the neighboring commercial property. We have also planted a few trees around the lake that needed to be replaced from previous losses over the years. As our community continues to mature and we have many trees now over 20 years old this also means increased costs for tree trimming into our budget. This is nothing that the community cannot handle and is expected.
Lake Reserve Study
The board recently contracted our Lake Management company (Aquatic Consulting) to do a lake reserve study. This means the lake was mapped out, depths recorded, chemical levels, oxygen levels, and a complete analysis on the predictive future of the lake. This was an important investment due to the lake having a large potential of utilize reserve cash for major projects. Luckily the lake is healthy and it is conservatively predicted that we will not need to do any sediment removal for 18+ years which can be a costly and invasive operation. With our new lake management company we will have an ongoing record of the various levels of the lake so over time we should only be able to more accurately predict any future needs.
Other Lake Items
Many of you have probably noticed the color of the lake being a bit more blue. Since our lake has continuous flow of water we have been hesitant to add the dye for coloring as the water cycles out through the dry wells as it comes in. We have done a test run for the cost of the dye to see how long it lasts in the lake and to see if it is a reasonable budget expense to add throughout the year. The fountains and the lights should all be working again as they have recently been repaired although there is still a minor issue with the center lake fountain. If you have taken a walk around the lake we have fixed one of the old aerator fountains along the rocks on the west end of the lake to have a nice spray into the lake. That project is being finalized so you should see it soon!
Budget
We are almost into budget season. This year we have revisited many existing contracts and made some vendor changes that we felt were appropriate for the community. Financials continue to be healthy. This year we intend to not have much of an increase in our reserves due to finalizing many projects and doing some necessary upgrades to keep the community looking healthy after these 20 years. Keep in mind we will probably be looking to increase dues by small increments annually but once the budget is finalized those decisions will be made.
Entrance Signs
Those of you that enter the community from Elliot Road have probably seen the various color tests we are looking at for possible sign replacement. Those current signs have been up for almost 10 years and the lower letter sections have begun to rust due to a previous water issue. We are looking into replacing with an aluminum sign with a color that potentially stands out a bit more to really enhance the entrances and appearance to the community.
Crime/Vandalism
This category seems to still be minimal but we have had some various reports of burglary and some hit and run car accidents that have caused some significant damage to personal property. Please continue to utilize security, lock doors, close blinds, lock gates, lock electrical boxes, and report anything suspicious to local law enforcement as they are happy to do sweeps in the neighborhood for our protection.

We continue to be concerned about the tree that was planted outside of our view fence. Today, our landscaper told us that it was a very messy mesquite tree. I had been told that it was a hybrid that would not be messy. Would you please confirm the specie if the tree and the fact that it would not be dropping leaves or any kind of fruit. ? The tree seems to be growing fast and that usually is a sign of a messy tree.
It is not supposed to be a “messy” tree as you describe. All trees have a level of mess to them as they cycle. With proper and continued maintenance and with the tree being of adequate distance from your property the debris should not have a significant impact on your property.
